Achieved lease up in 1.5 years after single tenant moved out

The large office building that is directly connected to Tennozu Isle Station on the Tokyo Monorail, which connects central Tokyo with Haneda Airport. We started operation after the single tenant moved out.

Before

The building’s subdivisions were not suitable for multi-tenant offices and +20 years old building had facilities and interiors are outdated, and there were some spaces have not been effectively utilized.

After

We have implemented a large-scale renewal. The entire building has been refurbished for multi-tenancy with the latest facilities, including changing the 1st and 2nd floor atriums to a grand entrance, changing to LED, and renewing the plumbing.
IDERA successfully leased up the property to 95% within 18 months from completion of renovation and in October 2017, we sold to an alliance of funds, including MIRAI REIT, a J REIT sponsored by IDERA and Mitsui&Co., Ltd.

Grand Entrance

Renovated a stone covered old fashioned pillar into a modern and stylish square pillar. Installed the indirect lighting on top of eaves, giving brighter impressions.

Removed the wall on the second floor and made the void open space from the 1st floor to 2nd floor to provide more open and upscale atmosphere.

Office space

Increased ceiling height by 80mm. The tile carpet of the design layout and the installing mirrors on the top of each pillar are devised to make the pillars look less visible, creating an open interior space.

Evolving into an all-season long stay resort with enjoying the nature of Tomamu, Hokkaido

One of largest long stay resort in Hokkaido, “Hoshino Resort Tomamu” and “Club Med Tomamu Hokkaido”
A large resort with a site area of approximately 6 million square meters located in central Hokkaido. Total of 1,068 guest rooms operated by Hoshino Resorts and Club Med, about 30 restaurants, 29 ski courses, and Japan’s largest wave pool. Started asset management by IDERA from 2015.

Before

The developer went bankrupt, and since 2004 Hoshino Resort has been entered in revitalization project.
The success of the project required a sponsor who can realize a growth strategy from a medium- to long-term perspective and an international perspective.

After

Opened Club Med Hokkaido Tomamu (341 rooms) in December 2017. Hoshino Resorts, with an absolute name recognition in Japan, and Club Med, who provides multilingual services mainly for inbound tourists, have strengths in different customer groups, and the combination of the two companies has brought the steady growth of the resort.

Tomamu’s pronoun “Unkai Terrace” is currently under the “Cloud9” project, which consists of 9 observatory spots. Currently 6 out of 9 spots are completed. In addition, the main “Unkai Deck” will be reopened in August 2021.

After the golf course was damaged by a typhoon in 2016, it started operating as a “Farm” in 2017. Nomadic cattle, horses, sheep and goats. From 2019, we will start milking and manufacturing dairy products to enjoy Tomamu dairy products, such as milk, soft serve ice cream, and cheese, all locally produced for local consumption.

Renovating a good access office building into a space that realizes various work styles

Achieved 20% rent increase

Proposed a comfort lounge providing workers with smooth communication. The meeting room and lounge space are laid out in advance, and the furniture is already installed to reduce time for relocation. Lease contracts were successfully completed before construction was complete.

Before

The tenant needs have changed due to the COVID-19, and the office space, which is large but divided into two, is different from the future working styles.

After

In response to changes in working styles, we propose a comfortable lounge that reduces office space and facilitates communication between workers. Aiming for “love at first sight” for preview tenants, we are particular about not only design but also materials, furniture, and paintings, and conclude a contract before the renovation work is completed.

Renovation started in 2020 after the tenant who rented 6 floors moved out. We proposed a design that suits the new work style “Gotanda Valley”.

Achieved up to 90% rent increase

Renewal and setup of all 6 floors, including air conditioning and plumbing. Provided basic layouts and allowed tenants choose between furnished and unfurnished. Lease contracts were signed at a steady pace, and the rent was successfully increased by up to 90%.

Before

The elevator hall was small, and the ceiling was low. After many meetings with each manager from the perspective of the entire asset, leasing, and construction, we decided to leave options for tenants, such as the number of conference rooms.

After

While making use of the bright layout with many windows, the ceiling is removed, and the furniture are selected with bright colors. Targeting Gotanda IT-related startups, we set up a counter in a stylish lounge. As a result, we have achieved a rent increase of up to 90% compared to when we purchased, especially for furnished units.

1Entrance

The entrance door has been removed to realize a spacious entrance. It can be used as a meeting or visitor space.

2Meeting room

Assuming that the number of face-to-face internal meetings will decrease, we proposed only one meeting room. No OA floors installed but increase the number of outlets instead.

3Lounge

A space that promotes communication between workers by installing counters and sofas. The spacious lounge can be used as a place for visitors, brainstorming, or a cafe corner.

4Office space

The lighting has been changed to stylish LEDs with three straight lines. In addition, the floor on the balcony side was changed to a wood-grain PVC sheet to create a sense of unity with the balcony floor. The many windows make the room bright and allow fresh air to come in.
